Introduction:

Ludhiana Logistics Park LLP undertook the development of a warehouse facility in Doraha, Ludhiana, Punjab. The project involved the construction of a state-of-the-art logistics park to accommodate two major tenants, Flipkart and Ecom Express. The project aimed to provide a robust storage and distribution center for these e-commerce giants while ensuring the highest standards of quality and efficiency.

Overview:

The project site spanned 22.73 acres and was completed in two phases. The logistics park encompassed a plinth area of 0.48 million square feet and a built-up area of .53 million square feet, including mezzanine and ancillary buildings. Apart from the warehouse storage facility, the project involved the development of internal road networks, a boundary wall, electrical networks, firefighting systems, sewage networks, rainwater harvesting systems, and parking and resting facilities for vehicles and drivers.

PISL Engagement:

  • PISL was involved in the project as the design, project management, and construction partner.
  • Provided comprehensive support to the developer and investors throughout the pre- and post-construction phases.
  • PISL also played a crucial role in managing the local nearby landowners during the construction of the boundary wall.
  • Coordination with both the tenant (Flipkart and Ecom Express) and the developer to ensure a smooth construction phase.

Project Challenges:

  • COVID-19 Impact: The project was affected by the restrictions and lockdown imposed during the second wave of the COVID-19 pandemic. This resulted in delays due to the non-availability of required materials and manpower.
  • Natural Calamity: The project site experienced an unexpected strong windstorm and heavy rain, which caused disruptions and damaged the pre-engineered building (PEB) structure during construction. However, PISL managed to align new materials promptly to the site and completed the project on time.
  • Design Changes: To optimize project costs and make it more viable for investors, there were multiple and frequent design changes during the construction phase. PISL adapted to these changes efficiently to meet the project's objectives.

Project Achievements:

  • Timely Completion: Despite the challenges posed by the COVID-19 pandemic and the natural calamity, Phase 1 of the project was completed within six months, and Phase 2 was completed within seven months.
  • Adherence to Deadlines: PISL successfully managed the project and ensured its completion within the committed deadlines, showcasing their strong project management capabilities.
  • Operational Efficiency: The logistics park provided a state-of-the-art facility for Flipkart and Ecom Express, enabling them to enhance their storage, distribution, and delivery operations.
